Use the free tool

Enter two separate annual savings targets: routine upkeep and a contribution toward future replacements. The replacement figure is an annual contribution, not your current reserve balance or a one-time replacement quote. Avoid counting the same expense twice. This tool allocates your own targets; it does not predict costs or assess whether the reserve is sufficient.

Enter your own annual targets above.

Formula: monthly savings target = (annual upkeep target + annual replacement contribution) / 12. Amounts are added as integer cents; the monthly target is rounded up to the next cent so 12 equal deposits cover the annual target, exceeding it by at most $0.11. Enter plain decimal USD amounts with at most two decimal places, from $0.00 to $1,000,000.00 per field. These are input guardrails, not typical costs. Zero is allowed but does not mean no reserve is needed. Existing savings, timing of expenses, emergencies, interest, inflation, home condition, and local prices are not modeled. Adjust your targets using your own records and quotes; no financial or professional assessment is provided.
